Right to Manage — start to finish
Taking your block from "can we do this?" through to the day you take over. Checking you qualify, getting the leaseholders on board, the Land Registry work, serving the notices correctly and setting up the company. You are not tied to any managing agent afterwards — including me. You can appoint whoever you like, or manage it yourselves, and I'll show you how.

Service charges that don't add up
I'll go through your lease and the service charge accounts and tell you what's actually recoverable and what isn't. Then I put it to the agent or freeholder in writing. Most of it gets sorted by correspondence.

Section 20 notices and major works
Big bill coming for works you never agreed to? I'll check the consultation was done properly, whether the dates and process stand up, and what you can object to and by when.

Can't find your freeholder?
If your freeholder has vanished or won't engage, I'll trace them through the Land Registry and tell you what your options are.

Letters from the freeholder's solicitor
Forfeiture threats, insurance demands, major works demands. I'll tell you what it really means, what you're obliged to do and what you're not, and help you answer it.

I'm not a solicitor
I'm a leaseholder who learned this the hard way, and I do the practical work — reading leases and accounts, checking notices, writing to agents and freeholders, and getting blocks through Right to Manage. If your situation genuinely needs a solicitor or a tribunal application, I'll tell you straight rather than take your money.

Fixed prices

  • £150 — Section 20 notice check. One notice, looked at properly: was it served correctly, do the dates and process stand up, and what can you object to and by when.

  • £350 — full review. Your lease, your service charge accounts and your Section 20 papers, all gone through, with a written report setting out what I've found and what I'd do about it.

  • Right to Manage and anything larger is priced per block, in writing, after we've spoken — because it genuinely depends on the block. No hourly billing, no surprises.

    If your problem isn't on this list, ask anyway. Everyone's block throws up something different, and if I can't help I'll say so.
